Building Science

Most luxury homebuilding focuses on what you can see: the countertops, the cabinetry, the architectural lines. We care just as much about what you can’t see. A Houston home has to stand up to hurricanes, flooding, heavy rain, heat and year-round humidity, and that comes down to how it’s built. Led by a mechanical engineer, Select Build Construction builds custom homes and large-scale renovations across the Greater Houston area from the inside out, so every home is as durable as it is beautiful.

Every project, big or small, is built to the same Select Build Standard below. See how a project runs from the first call to move-in on our Our Process page.

Custom Home Construction

A custom home should be designed around the way you live and built for the ground it sits on. We manage the entire build and work with your architect so the design and the engineering fit together.

Climate-specific durability: Advanced framing, quality insulation and carefully detailed moisture barriers built for hurricanes, flooding, heavy rain and humidity.

Architect collaboration: We work closely with top architects so your vision and the structural and mechanical engineering line up before construction starts.

Ground-up resilience: Elevation, drainage and foundation planning, storm-ready roof and window details, and mechanical systems designed before the foundation is poured.

Renovations & Additions

For existing homes that need a full transformation, we handle large, high-end remodels and additions. We blend modern finishes with the home’s original character while upgrading the structure and systems behind the walls.

Architectural integration: New finishes and additions that look like they were always part of the home.

High-performance retrofitting: We replace aging insulation, ventilation and failed moisture barriers to bring older homes up to today’s standards for air sealing, moisture control and efficiency.

Project management: Close oversight and strict trade accountability during structural changes, so the project stays on track with minimal disruption to your household.

Teardown & Rebuild

Sometimes the best path is a fresh start. When an existing house is not worth saving, we handle the demolition, utility disconnects, permitting and the new build, so you get a new home on the lot and neighborhood you already love.

The Select Build Standard

Every Select Build project includes the same core building science, designed for the heat, humidity and storms of the Texas Gulf Coast.

1. Moisture Mitigation

Moisture is the biggest threat to a home on the Gulf Coast. We use vapor management, dehumidification and quality waterproofing systems (such as Schluter) in all wet areas, and we detail the building envelope to keep water out from the start.

Why it matters in Houston: Trapped moisture leads to mold, rot and failed finishes, often years after the walls are closed.

2. Envelope Integrity & Air Sealing

A durable home starts with a carefully sealed envelope. Advanced framing and air-sealing practices keep hot, humid outside air where it belongs.

Why it matters in Houston: Better efficiency, steadier temperatures and a quieter home, with less work for your AC.

3. HVAC & Mechanical-System Design

In Houston, the mechanical systems do the heavy lifting. We size and design HVAC and ventilation for the house and the climate, not by rule of thumb.

Why it matters in Houston: An oversized system cools without removing humidity. A right-sized one keeps the home dry and comfortable all summer.

4. Storm & Flood Resilience

We plan elevation and drainage around the lot and its flood zone, and we pay close attention to roofing, windows and flashing so the home is ready for high winds and heavy rain.

Why it matters in Houston: Hurricane season and street flooding are a when, not an if.

5. Pest-Resistant Details

Sealed penetrations and careful construction details help keep termites, rodents and insects out of the structure.

Why it matters in Houston: Warm, humid weather means pests are active year-round.

6. Indoor Air Quality & Materials

For clients who want it, we offer enhanced HVAC filtration, whole-home air purification (such as AprilAire) and low-VOC paints, adhesives and materials.

Why it matters in Houston: A tightly sealed home needs good filtration and fresh air to stay comfortable.

Behind the Drywall

The most important phase of construction is the part that gets covered up. Because we keep a small project roster, we are hands-on at every job site, making sure framing, plumbing, electrical and waterproofing are done right and inspected before a wall is closed. We walk our clients through that work so they can see what is inside their home.

Common Questions

Do you build new homes and renovate existing ones?

Yes. We build custom homes, take on large renovations and additions, and handle teardown-and-rebuild projects across the Greater Houston area.

Do I pay extra for the Select Build Standard?

No. Moisture control, air sealing, right-sized HVAC and storm-ready details are part of every project. Indoor air quality upgrades like whole-home purification are optional.

Can you bring an older home up to today’s standards?

Yes. High-performance retrofitting is a core part of our renovation work. We replace aging insulation, ventilation and moisture barriers while the walls are open.
