Frequently Asked Questions

Answers to the questions we hear most from Houston homeowners. Don’t see yours? Contact us and we’ll talk it through.

What areas do you serve?

We’re based in Bellaire and build throughout inner Houston, including Bellaire, West University Place, Southside Place, River Oaks, Memorial, Tanglewood, Afton Oaks, Upper Kirby, Houston Heights, Garden Oaks, Oak Forest, Spring Branch, Westbury, Meyerland, Braeswood Place and the Memorial Villages (Piney Point, Hunters Creek and Bunker Hill).

What kinds of projects do you take on?

Custom homes, teardown-and-rebuilds, and large-scale renovations and additions. We keep our roster small so we can stay hands-on with every project.

How do you build for hurricanes and flooding?

It starts before design is finished. We look at the lot’s flood zone, elevation and drainage, then plan the foundation height, grading and drainage around it. We pay close attention to roofing, windows and flashing for high winds and heavy rain.

How do you deal with Houston humidity?

With careful air sealing, vapor management, properly sized HVAC and dehumidification, and quality waterproofing in wet areas. Keeping moisture out of the structure is one of the most important things a Houston builder can do.

Do you handle permits?

Yes. We handle permitting with the City of Houston and with smaller cities like Bellaire and Southside Place, and we plan around deed restrictions and civic association or architectural review requirements.

How long does a project take?

It depends on the size and scope. We’ll give you a realistic timeline after the site visit and design phase, and keep you updated as the project moves.

What budget range do you work in?

Our project form covers ranges from $50,000 renovations to $1M+ custom homes. We’ll talk honestly about what your budget can achieve on the first call.

What happens after I reach out?

We schedule a discovery call, then a site visit. See our Our Process page for every step from the first call to move-in.
